I have installed clear cedar 1×12 on interior walls. The texture is sanded smooth. The home owner has had an identical product in their home for 15 years with no finish on it. The original has held up with no problems, yet, I am concerned with dirt and stains on the window sills, door frames, bathroom and kitchen. What finish or sealer would protect the cedar without changing the look and not discolor over time. Thanks

The flattest sheen water-based urethane or polyurethane that you can find will come closest to no look at all, won't yellow, and will be gleanable. Still, expect a difference of some degree compared to the raw wood.
