hello all,
I am in the process of installing a solid red oak t & g floor in my home and would like to know your thoughts on finishes and what you use to apply them. I have 5 kids a dog and a cat, so durability is a high concern.

Most of the pros in the Bay area seem to use an oil based poly. I had mine done (to many other projects and I did not want to try a floor sander on my floors for the first time) The floor person used 4 coats of poly (satin) one coat per day. I have seen some waterbased finishes but I think they have not looked as nice. I am sure you will find lots of opinions out there. Take a look at some of the older posts also take a look at the finehomebuilding website.

Almost forgot the guys who did my floors used a squeegee like mop and brushes for hard to get areas.

I like the Bona waterborne finishes. On top of being a super durable finish, the whole job can get done in a couple of days and there are no fumes.
Give Waterlox a look. Check out their website. You will disappointed using poly. Waterlox is clear and will "pop" the grain.
If you are doing this yourself be sure to do some samples on some scrap pieces since there are so many options out there.
