We are sanding/refinishing the hardwood floor in our community center and I would like to know what the best, most durable product is as recommended by the pros doing this everyday. The center gets lots of wear from high heels at weddings to snow-covered and gravel-embedded boots at winter gatherings. It takes a real beating, and I want to make sure we make a good decision on this! Thank you!!

For what it's worth, I just did my hardwood floor over again using Fabulon Polyurethane. It's oil based and is what they use on the Boston Garden for the Celtics. Use gloss, it is harder than satin or semi.

The commercial waterbases,BonaKemi, etc., are by far the best choice as they are harder, dry quicker, odorless and are much easier to recoat/repair -- all invaluable assets for a commercial floor finish.
