I have floor molding around my HARTCO Pattern Plus “hardwood” floors. I believe the molding is finished with lacquer. The molding is OAKOVER a product that has a thin oak veneer glued to a pine based. This house is 4 years old but the molding finish seems to be flaking off in areas where the floor is being cleaned with a moist mop.
I believe, I need to change the finish to a more durable finish like varnish. After sanding the lacquer, can I apply varnish to the molding? Do I need to apply sanding sealer and then varnish? OR can I apply varnish over the lacquer? Thanks
Is Lacquer that susceptible to water? Or is it a thin finish?

Kerry, i assume this trim you are talking about is a shoe molding, correct. Was this molding a part of the floor manufacturer, or was it added by the installer and finished by the installer? Anyhow couple of things are happening here:
1. The finish is probably to thin
2. The back side wasn't finished, like it should have been prior to installation, shoe mold should be finished or at least sealed on 3 sides.
3. Be careful with how much water is left on mop, dont soak the floor, you should use only a lite damp mop.
To fix the problem is not easy, see if the floor is under warranty by calling manufacturer, if not, i would recommend installing new moldings. Make sure they are finished properly before installation and touched up as necessary after installation. email me if you need further advice...Good Luck!
