In my furnace room

I try to cramp a workshop in the only part of the house my wife will let me. The gray area in the middle is the furnace and air exchange, and pretty much all the space to its right is unusable because there is another air exchanger + tubes at a man’s height, and the rectangle in the corner is a drain.
